HACD does not have any emergency housing and is filling all vacancies from its existing waitlists.

Those who are on the list must report any changes of address and/or household size or status IN WRITING.

If you receive a “Continued Interest” letter you must respond to each one to remain active on each waitlist.

Once you reach the top of the list, you will be required to complete a thorough screening process that includes criminal and housing history background checks.

Applicants determined eligible for one of the Housing Choice Voucher programs will be required to attend an Orientation session prior to voucher issuance.

There are a number of elderly and family housing programs offered by the Housing Authority of the City of Danbury. The programs accommodate up to four bedrooms and are located throughout the city of Danbury. To qualify, persons must not exceed the income limits for the property; submit a pre-application along with proof of birth, U.S. residency status, income verification, and social security cards for all members. Full eligibility will be determined when an applicant is called from the waiting list.

Federal Low-Income Family

Eden Drive 146 Eden Drive
Laurel Gardens 385 Main Street
Low rise and duplex flats, consisting of one to four bedroom units. All utilities are included, and residents pay 30% of their adjusted monthly income for rent. Amenities include off-street parking, garbage removal, playground, basketball court, onsite laundry facility, and onsite maintenance.

Federal Low-Income Elderly

Wooster Manor-36 W. Wooster Street
Crosby Manor-84 W. Wooster Street
Putnam Towers- 25 Beaver Street
Efficiency and one-bedroom units with secured entrance to high rise buildings. All utilities are included, and residents pay 30% of their adjusted monthly income for rent. Amenities include off-street parking, garbage removal, onsite laundry facility, community space, onsite maintenance, and weekly van service for shopping. Conveniently located on the bus line.

State Moderate Rental Family

Mill Ridge and Fairfield Ridge Areas
Program consists of 232 two to four bedroom units, assigned by the PHA according to family size and occupancy standards. Residents pay the higher of 30% of their adjusted monthly income (adjusted by a utility allowance), or the Base Rental amount assigned to the unit. Residents are responsible for all utilities as well as the upkeep of their yard, including snow removal from walkways, sidewalks and the driveway.

State Elderly Housing

Glen Apartments — Memorial Drive
100 efficiency and one-bedroom units, ten are fuqy ADA compliant. Utilities are included, and certain units receive project-based rental assistance, allowing residents to pay 30% of their adjusted monthly income. Amenities include onsite laundry, off-street parking, onsite maintenance, resident activities, garbage removal, and weekly van service to shopping. Property is located on the bus line.

Project-Based Section 8 Moderate Rehab Family

Mill Ridge and Fairfield Ridge Areas
Program consists of 55 two and three bedroom units, assigned by the PHA according to family size and occupancy standards. Residents pay the higher of 30% of their adjusted monthly income (adjusted by a utility allowance), or the Contract Rental amount assigned to the unit. Residents are responsible for all utilities as well as the upkeep of their yard, including snow removal from walkways, sidewalks and the driveway.

SECTION 8 HOUSING CHOICE VOUCHER PROGRAMS

Administered by the Housing Authority under the U.S. Department of Housing and Urban Development, vouchers are issued for units in the private market. The family composition determines the bedroom size of the voucher, according to the PHA Occupancy Standards. The participant's rent is based on 30% of the household's adjusted gross income. The difference is subsidized by the PHA. A security deposit, when required by the landlord, is the responsibility of the program participant. A utility allowance will be provided when applicable.

Once the voucher is issued the participant has sixty days to locate a unit. If the participant demonstrates that he or she has been actively searching for a unit and yet is unsuccessful, additional time may be granted. When the participant locates an apartment, an inspection is performed on the unit. The unit must pass inspection. When the unit meets Housing Quality Standards a lease is executed. If the apartment does not meet the required standards the landlord is allowed time to meet the required specifications. Annual continued eligibility determination is a requirement.

DHA Housing Corp Elderly Housing Program

Ives Manor, 198 Main Street (Managed by Millennium Real Estate Services)
This property, conveniently located in the heart of Main Street, consists of 80 efficiency and 18 one bedroom units. In addition to be located in the shopping district, amenities include a secured entrance, onsite management and maintenance, resident services coordinator, activities, garbage removal, and weekly van service for shopping. All utilities are included, and residents pay 30% of their adjusted monthly income.

Fairfield Ridge Housing Associates — Fairfield Ridge Area
A Low Income Housing Tax Credit Program that has 58 two and three bedroom units, assigned by the PHA according to family size and occupancy standards. Residents will pay the Contract Rent amount assigned to each unit. Certain units receive project-based rental assistance affording the opportunity to pay 30% of the monthly adjusted income. Residents are responsible for all utilities as well as the upkeep of their yard, including snow removal from walkways, sidewalks and the driveway. Amenities include laundry hook-up, front and back yards, and repair maintenance.
